What to verify about availability, lease length, concessions and pricing

The short answer
Prices and availability change quickly. Before applying, confirm with the property that the exact apartment is available on your date, the price for your lease length, and the written conditions of any concession. Compare offers by both the monthly rent you'll be billed and the total cost over the lease.
Confirm the basics with the property
- The specific apartment number and its available date
- The rent for your exact lease length — pricing can change with term and move-in date
- When the quote expires
- Whether the price includes or excludes required fees
Read concessions carefully
Concessions often have conditions: a required lease length, a move-in deadline, specific apartments only, or a schedule for when the credit is applied. Ask for the terms in writing and make sure they appear in the lease.
Gross rent versus net effective rent
Gross rent is the monthly base rent before concessions. Net effective rent spreads the concession across the whole lease to show an average monthly cost.
Illustrative example only, not a current offer: with $3,000 gross monthly rent on a 13-month lease and one month free, you'd pay 12 months of rent, $36,000 total, which averages about $2,769 per month. In most months you'd still be billed $3,000.
Watch the dates
Any price or offer you see should come with the date it was checked. If a listing doesn't say when it was confirmed, treat it as unverified until the property confirms it.
Next-step checklist
- Exact apartment and available date confirmed
- Price confirmed for your lease length
- Quote expiration date noted
- Concession conditions in writing
- Monthly bill and total lease cost both calculated
Common questions
- What is net effective rent?
- It's the average monthly cost after a concession is spread across the whole lease. It's useful for comparing offers, but your monthly bill is usually the gross rent in the months you pay.
- Why did the price change after I saw it online?
- Apartment pricing can change with the move-in date, lease length and availability. Always confirm the current price for your specific apartment and term with the property.
